Marshall County IowaLand Bid PackageDecember 12, 2025Location: The Klauenberg Prairie Preserve is located approximately three miles south and one mile west of Van Cleve insouthcentral Marshall County. Legal description (2); The South Half of the Northeast Quarter of Section thirty-four,Township Eighty-two north, Range Nineteen West of the Fifth P.M. Marshall County, Iowa.Acres: Total field 107.50 acres, 85.75 acres available for bid. Farm # 6708, fields 1, 3. (Maps included in package). 21.75acres is seeded to native Iowa vegetation as part of the ISU STRIPS program.CSR: Corn Suitability Rating- average for entire farm is 54.Term: Possession by tenant to commence on April 1, 2026, and end on March 31, 2029. Termination determined by oneparty or another, providing a letter is sent by certified/registered mail by September 1, 2028Rent: Tenant shall agree to pay Landlord the rent for the real estate at the Marshall County Conservation Board office atthe Grimes Farm and Conservation Center, per the amount accepted in the bid process. The amount that is determined(85.75 acres multiplied by the bid price per acre) shall be due annually, one half by April 15 and one half by December 1stof each of the year of the lease, 2026, 2027 and 2028.Gov. Payment: All payments made by the government concerning crops listed above shall be made to the tenant.Restrictions:Crop: Complete no till crop rotation must be usedPublic use of the land: The leased area is subject to concurrent use for recreational purposes. The operator shall notinhibit any lawful use of the land under this lease by the public, including but not limited to, use by the public for huntingas described by the rules and regulations of the Marshall County Conservation Board and the laws of the State of Iowa.Conservation: Operator must comply with USDA conservation provisions.STRIPS PROGRAM: 21.75 acres of the crop fields established as part of the STRIPS Program will be the responsibilityof Marshall County Conservation (“Landlord”). See maps attached with bid package.Mowing: No additional mowing outside of field boarders will be permitted.Fall Tillage: Complete no till farming practices will be used.Stalks: Stalks may not be baled.Fertilizers: No natural fertilizers will be permitted such as bedding, straw or manure. Operator must maintain minimumfertility levels according to certified soil testing lab.Chemicals: Glyphosate ready crops are preferred. Operator is requested to be aware of drift and use caution whenapplying chemicals such as Banvil or Oricle to avoid damage or loss of STRIPS plantings. Loss of STRIPS vegetationplanted due to overspray/drift will be at the expense of operator and will reimburse owner at current value of replacementseed.Food plot: Two acres of field #1 will be left unharvested as a food plot for wildlife. Location of acres left unharvestedwill be agreed upon by the tenant and land manager (MCCB) at the time of harvest. The two food plot acres are to be bidat 10% of lease and may be harvested after March 15th.Other: Cash lease shall be on and according to The Iowa State Bar association Official Form No. 135.Bid Form107.5 acres 85.75 acres available for bid of Klauenberg Prairie Preserve crop ground 2026-28This form may be filled out and submitted as a bid or another form or plain paper bid may be issued.
