Project DescriptionThe Ohio State University College of Medicine is requesting design services to complete a study to evaluate options for aproposed alternative workspace concept. The project will be located at Davis Heart and Lung Research Institute (DHLRI)at 473 W 12th Ave. Columbus, OH 43210. The project will utilize approximately 9,000 sqft of the 2nd floor of DHLRI.The purpose of this study is to evaluate alternative office space solutions aimed at optimizing utilization and operationalefficiency. The envisioned space will serve as a shared office environment, designed to offer preferred accommodationsthat appeal to medical professionals and encourage their engagement. The study will include an assessment of spatialconcepts, operational implications, and associated costs to support informed decision-making.Pending evaluation of the study, available funding, and approval from the College of Medicine, the University may elect toextend this contract into full design services.Should this project extend to full design services, this project will be required to be designed and delivered within acollaborative BIM-enabled environment following The Ohio State University BIM Project Delivery Standards. The Primaryfirm submitting for the project will be required to have the BIM expertise capable of meeting the aforementionedstandards. The Primary firm submitting forthe project is required to have the expertise capable of meeting this prerequisite and is responsible to support theirconsultants to meet this requirement. Scope of ServicesThe project and construction budget for this project is not yet determined.For projects advertised with an appropriately developed Program of Requirements (POR), upon award of the Agreement,commence with Design. For projects without such a POR, upon award of the Agreement, commence by developing theProgram of Requirements.Should this project extend to full design services, the University shall participate in the selection of sub-disciplineconsultants.The project shall follow the applicable University Sustainability Standards: https://fod.osu.edu/sites/default/files/div_18.pdf.The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss andclarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailedcost components to address the Owner’s project requirements. Participate in the Encouraging Growth, Diversity & Equity(EDGE) Program as required by statute and the Agreement. Required Professional Liability Insurance will be per Exhibit A– A/E Terms and Conditions Article 7.2.6.As required by the Agreement, and as properly authorized, provide the following categories of services: ProgramVerification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support,Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types.Refer to the Ohio Facilities Construction Manual for additional information about the type and extent of services requiredfor each. The Intent to Contract and to Performand / or waiver request letter and Demonstration of Good Faith Effort form(s) with complete documentation must beattached to the A/E’s Technical Proposal. Both forms can be accessed via the OFCC website at https://ofcc.ohio.gov.
