SummaryThe Community Services Department is seeking quotations from experienced and qualified contractors to establish a pool of vendors for our Homeowner-Occupied Rehabilitation Program. Contractors selected for this pool may be awarded projects based on their qualifications, cost-effectiveness, and capacity to complete work within the required timeframe.
The property is a single-family residential home with an in-law residence located at the rear of the lot, detached from the main structure. The main house was built in 1951 and has an adjusted living area of approximately 2,150 square feet, situated on a 6,750‑square‑foot lot. According to County records, the home has two bedrooms and one bathroom. The construction type is C.B.S. with a reinforced concrete foundation, and the roof structure consists of wood trusses with both shingle and flat roof sections. Some modifications to the residence's original layout were observed. In addition, an in‑law apartment has been constructed at the rear of the property, detached from the main house.
The scope of work for the Valeska Reyes project includes:
- Perform full-structure tent fumigation for extermination
- Replace the existing HVAC equipment serving the main house
- Replace the existing mini‑split air‑conditioning unit in the in‑law dwelling
- Replace all windows and exterior doors in both the main house and the in‑law dwelling.
- Remove and replace the damaged wood fence along the east side of the property.
- Conduct an investigation of the plumbing lines throughout the main house. Plumbing fixtures are not draining properly. If necessary, replace existing drainage lines with CPVC new lines.
The Selected Contractor is responsible for securing all applicable construction permits in accordance with local, county, and state regulations, including permits required for subcontractors. If the nature of the repairs necessitates the design, review, or certification of a Registered Architect or Professional Engineer, the Contractor shall include all associated professional services and fees within the submitted quotation.
BackgroundThis project is part of an ongoing initiative to improve residential properties under the SHIP Program. The primary goal is to create safe, code-compliant homes by addressing critical repairs and upgrades that ensure safety, efficiency, and accessibility. These improvements are designed to enhance the quality of life for homeowners and promote long-term stability while maintaining compliance with local and state regulations.
To qualify for this program, homeowners must meet specific income eligibility requirements. The selected property has been identified as a priority based on the homeowner’s eligibility and the urgent need to ensure safety. The scope of work focuses on creating a safe and sustainable living environment tailored to the homeowner’s needs
