The Contractor shall provide all labor, materials, equipment,supervision, permits, and services necessary for the complete turn-key completion of the project.HVACDuctwork• Remove and replace all hard and flex ductwork throughout the entire facility.• Provide new insulated ductwork.• Seal all duct joints and connections to eliminate air leakage.• Install new PVC air distribution accessories (supply and return diffusers/grilles).• Provide supply registers equipped with integral dampers.Line Sets and Drainage• Inspect all HVAC line-sets and drainage piping.• Replace any deteriorated or missing insulation.• Ensure all condensate drainage systems are fully operational and code compliant.Abandoned Unit Removal and Air Handler Relocation• Remove and properly dispose of one abandoned HVAC unit and all associated components located above the kitchenceiling.• Relocate one existing air handler from the mechanical room to the former location of the abandoned ceiling-mountedunit.• Provide all necessary electrical, drainage, and ductwork tie-ins to ensure proper functionality.Drip Pans• Removal all existing metal dip pans from the ceiling mounted air handlers and install correctly size plastic drip pans.Carteret County Government 306 Church Street Renovation RFP2RFP NO. 021326Ceiling Systems• Replace and/or reinstall sections of drop ceiling if removed during HVAC work.• Install new T-bar grid and support wire where ceiling sections are missing.• Remove and replace rusted or damaged T-bar components throughout the facility.• Install new batt insulation above ceiling where missing.• Install ceiling tiles where missing to match existing.• Remove and dispose of loose hanging speakers.Exterior DoorsRemove and replace ten (10) exterior door systems as identified on the door diagram below.• Doors identified in blue and numbered 1,2,3,4,7,8,9, and 10 shall be prepped to accommodate Medeco X4 lockinghardware, and badge access control (provided by Others).• These doors shall include necessary reinforcement and coordination for access control installation.• All double doors shall come equipped with a keyed removable mullion.• If a pre-existing door has security glass, the new doors shall be equipped as well.• Refer to “Door Schedule and Specifications” sheets below.Door No. 1 – Storefront System• Remove entire existing storefront system, and install a new system to match the existing design.• The new system shall include, but is not limited to, black aluminum framing, insulated thermal glazing, continuoushinges, wireless ADA push-button automatic closure, and all other necessary hardware, anchorage, flashing, sealants,and accessoriesInterior Doors• Furnish and install one solid wood door and metal frame in area identified as “i2”. The new wooden door shall includea preinstalled side light kit. Finish shall closely match existing interior doors.• Install one new solid wood door identified as “i1”. Reuse the existing frame, if feasible. If the frame cannot be reused,provide and install new compatible frame.Restrooms• Remove and replace the FRP wall panels and any associated damaged drywall in one men’s restroom. Reinstallationof the FRP panels is not required. The wooden base in this area shall also be removed. any fixtured that interfere withthis work shall be removed and reinstalled upon completion.Wall Preparation and PaintingInsulation, Wall Repair, and Surface Preparation• Replace missing wall insulation where walls have been removed.• Install exterior gypsum board against exposed exterior metal walls.• Install new drywall where missing. All drywall work shall achieve a level 4 finish.• Remove and correct all tape, screw heads, holes, and imperfections for both drywall and block walls prior to painting.• Remove all covers and non-hardwired items prior to painting.Carteret County Government 306 Church Street Renovation RFP3RFP NO. 021326Wall Paint• Color of all walls shall be – Agreeable Gray (SW 7029) with an Eggshell finish.• All walls shall have a minimum of two (2) coats applied. Application shall be uniform, free of runs, drips, bubbles, ordefects.Door, Window, and Trim Paint• All interior door frames, excluding the storefront, shall be prepped and painted Alabaster (SW 7008).• All new metal doors and frames, excluding the storefront, shall be painted Alabaster (SW 7008).• All interior window casings shall be caulked, prepped, and painted Alabaster (SW7008).• Reinstall window trim that is on-site. If trim is missing or damaged, the Contractor shall install new trim to matchexisting.• See respective flooring map below.Floor Coverings• Remove and dispose of all existing carpet, VCT, and ceramic tile as necessary.• Install new Philadelphia Commercial LVT, Collection: Tecton, Style: Serra 00715, thirty-six-inch by thirty-six-inch (36” x36”) heavy commercial luxury vinyl tiles, (or equivalent approved by the County) installed using the Ashlar method inaccordance with the manufacture’s recommendations and instructions.• Install new six-inch (6”) black toed cove base in all areas receiving new flooring.• Furnish and install any necessary thresholds.• Any new floor cut shall be precise, leaving no gaps.• All preparation of the existing subflooring required for the installation shall be included and completed by theContractor.• Removal and installation of commodes shall be the Contractor’s responsibility. The Contractor shall install new waxrings and hoses for all commodes removed.• See respective flooring map below.Bay Area• Install new insulation where removed by others. Tape any seams and cracks as necessary.• Install a new for exhaust fan by the bay door. All framing, trim, electrical, gaskets, and controllable thermostat shall beincluded.• Thoroughly clean existing concrete floor by removing tape, debris, dirt, and residue.Electrical• The Contractor shall conduct an electrical evaluation. Work shall include, but is not limited to - label all receptaclesand light switches to their corresponding breakers, update panel schedules, laminate schedules inside the panels, andcorrect any non-compliant wiring.Schedule• One non-mandatory site visit will be scheduled on Friday, February 20th beginning at 10:00 AM, EST. Sharp.• It is highly encouraged for interested contractors to attend, additional site visits are not be guaranteed.• All work may commence during normal business hours.Carteret County Government 306 Church Street Renovation RFP4RFP NO. 021326Additional Provisions• All measurements, quantities, and field conditions shall be verified by the Contractor prior to procurement andinstallation.• Any damages caused by the Contractor shall be repaired or replaced at the Contractor’s expense, subject to theCounty’s discretion.• The awarded Contractor shall submit submittals for all proposed items. All items are subject to County review andapproval.• The Contractor shall submit a detailed breakdown of all trade-related expenses on their company letterhead, alongwith an executed copy of these RFP documents. (i.e., HVAC work, drywall and painting, flooring, etc.).• The awarded Contractor shall enter into a Contract with the County, adhering to the Terms and Conditions andAgreement for Services therein.• The Contractor shall obtain the required permits, if required, give all notices to the County POC (including a copy ofany permits), and comply with all laws, ordinances, codes, rules and regulations bearing on the conduct of the work.Permits shall be posted onsite at project location.
