Project DescriptionThe Ohio State University Wexner Medical Center is requesting qualifications from interested Architect/Engineer (“A/E”)teams to complete a feasibility study for a renovation at The Ohio State University East Hospital, located at 181 TaylorAve in Columbus, Ohio. The study will investigate renovating suite N233 on the 2nd floor to be an MRI imaging suite. Theselected firm will be responsible for providing a narrative package that includes owner provided Program of Requirementsverification with space plan analysis including fit plans, architectural and MEP floor plans developed through a detailedschematic design, documentation of all utility capacity/location verification, a detailed cost estimate, preliminary estimatedproject schedule, testing and balancing report, and hazardous material testing report.The MRI scan room is intended to be a Class 1 imaging room per FGI Guidelines. Preliminary program of requirementsfor this area includes an MRI scan room and associated equipment room, control room, 2 prep bays, 1-2 ADA changingrooms and an ADA restroom. It is anticipated that we may need to evaluate expanding the existing 1,300sf N233 suite intosome or all of the adjacent N235, N235A, N241, and N243B rooms in order to accommodate all the required program,and in turn this study will also need to explore relocating the 2 offices, break room, and locker room that could potentiallybe displaced (up to an additional +/-800sf).Figure 1 – 2nd Floor Project Area(s)F110-02-2024-OCTPublish Date: 3/6/2026Page 1 of 6Request for Qualifications (Registered Design Professional) continuedCoordination with Owner provided equipment is required for this project. The A/E will aid in validating the space andconstruction budget to support any structural, mechanical, electrical or other utility/infrastructure upgrades as required tosupport the new 3T MRI and its related equipment, including but not limited to an owner provided dedicated chiller for theMRI. The existing N233 suite has been unoccupied for an extended period and is anticipated to require HVAC and/orelectrical upgrades.A draft Program of Requirements will be shared with the shortlisted firms.The contract will be issued through Schematic Design only. Upon completion of the feasibility study, the contract may beamended to include Design Development, Construction Document Preparation, Bid and Award Support, ConformedDocuments, Construction Administration, Post-Construction, and Additional Services of all types. Interested A/E firmsshall assemble their qualifications to demonstrate their capabilities in the feasibility study as well as the full project.Upon completion of the feasibility study, the project delivery will be Construction Manager at Risk. The successful A/E willassist with the selection of the Contractor as part of the feasibility study.This project is required to be designed and delivered within a collaborative BIM-enabled environment following The OhioState University BIM Project Delivery Standards. The Primary firm submitting for the project will be required to have theBIM expertise capable of meeting the aforementioned standards. Space plan analysis,including fit plans, to be completed to validate that the preliminary programmatic outline can be implemented within scopelimits.The project shall follow the applicable University Sustainability Standards: https://fod.osu.edu/sites/default/files/div_18.pdf.The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss andclarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailedcost components to address the Owner’s project requirements. Participate in the Encouraging Growth, Diversity & Equity(EDGE) Program as required by statute and the Agreement. Required Professional Liability Insurance will be per Exhibit A– A/E Terms and Conditions Article 7.2.6.As required by the Agreement, and as properly authorized, provide the following categories of services: ProgramVerification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support,Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types.Refer to the Ohio Facilities Construction Manual for additional information about the type and extent of services requiredfor each.
