DescriptionOpportunities Description
The Department of Veterans Affairs currently occupies office and related space in a building under a lease in Gainesville, Florida, which will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that could satisfy the Government’s requirements, as well as the costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
The Department of Veterans Affairs desires to lease approximately 10,773 RSF of office space in Gainesville, Florida, for use by VA personnel, furnishings, and equipment for the Gainesville IRMS. Fifteen (15) parking spaces are required. A lease of up to 6 years/2 years firm will be considered.
The space must be ready for occupancy no later than October 1, 2027. The lease space must be fully serviced to include all utilities, landscaping, trash removal, and janitorial services.
Lease space within the following boundaries will be considered:
NORTH: Intersection SW Archer Rd & SW 34th Street
SOUTH: US Hwy 441
EAST: Intersection SW 34th Street & SW Williston Road
WEST: Interstate-75
A market survey of offered properties may be conducted by VA staff. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Brittany.Rodriguez7@va.gov by e-mail only, no later than 3:00 PM on September 25, 2026, at the following:
Department of Veterans Affairs
Minor Leasing Division, East
Attention: Brittany Rodriguez, Lease Contracting Officer
E-mail: Brittany.Rodriguez7@va.gov
Expressions of interest must contain the following information:
Building name and/or address and location of the available lease space.
- Building name and address, along with the location of the available parking spaces
- The expected rental rate per rentable square foot
- Total number of spaces available
- Availability date of the spaces
- Ownership details and authorization from the owner, if applicable
- List of services provided (utilities, janitorial services, pest control, security, etc.)
This requirement is currently housed in an existing leased space. The Government is considering alternative space if economically advantageous. The Government is limited by law (40 USC 278a, as amended 10-1-81) to pay no more than the appraised fair rental value for space.
