Fencingo All new fencing shall match existing tennis court fencing in height, appearance, andgeneral configuration.o New fencing shall tie into the existing tennis court fence. Bidders may provide analternate price for replacement of the existing fencing.o The waiting area shall be fully enclosed.o Access to the courts shall be from the exterior only.o Existing fencing consists of galvanized posts with black fabric.o Windscreen shall be provided around the full perimeter of the pickleball courtfencing.o Fence posts shall be sized appropriately to support the windscreen system.o Chain link fabric shall be sized and specified as appropriate for pickleball courtapplications.2. Retaining Wallo The retaining wall shown on the plans is part of this contract.3. Underground Utilitieso Future underground utility infrastructure shown on the plans shall be included.o Utility conduits shall terminate in field boxes.o Conduit installation shall generally follow the Typical Utility Trench Detail shown onthe plans.4. Asphalt Surfaceo Selection of asphalt mix shall be at the contractor's discretion. Bidders may providealternate pricing for virgin mix if desired.PARKING LOT / PAVINGQuestions & Answers1. Plan Coordinationo The Town is not providing additional delineation of work items between RFPpackages at this time. Bidders shall rely on the scope contained within each individualRFP.2. Parking Lot Reconstructiono The existing parking lot shall be removed and repaved as shown on the plans.Page 1 of 33. Fencingo The proposed wooden fence between the parking lot and pickleball courts and fieldsshown on the plans is not part of this project and will be completed separately.4. Walkways and Curbingo Walkways shall be asphalt.o No granite curb is required adjacent to walkways unless otherwise directed.5. Electrical and Lightingo No light poles are included in this project.o Any transformer location and associated requirements shall be coordinated throughthe contractor's electrical design and installation approach.PAVILION / RESTROOMSQuestions & Answers1. General Project Informationo Permit fees will be waived by the Town.o The Town has not established a project budget or completion date at this time.Project timing and scope may be influenced by available funding.o No allowance for unforeseen conditions is included at this time.2. Building Design and Layouto The contractor shall provide and coordinate all architectural, mechanical, electrical,and plumbing design necessary to complete the project.o Restroom layout, fixture counts, accessibility requirements, ventilation, electricaldistribution, lighting, finishes, accessories, and similar building components shall bedeveloped in coordination with the Town during final design and project planning.o The Town reserves the right to finalize material selections, finishes, fixtures,accessories, and related details following award.3. Exterior Materialso Exterior siding shall be determined during final design and planning.o Roofing shall be Everlast OMNI Series bronze corrugated metal roofing, consistentwith other recent Town projects.4. Structural and Geotechnical Requirementso The General Contractor shall be responsible for geotechnical investigation andverification of soil bearing capacity.o Structural fill depths, footing subgrade preparation, and related recommendationsshall be determined by the contractor and/or design professionals as required.o Questions regarding specific structural details have been referred to the projectengineer and will be addressed if additional information becomes available with theengineers we’ve worked with on the project thus far.5. Site Work and Utilitieso Grading around the pavilion shall be included in this contract.o Water service routing may be modified as necessary.o Utility connections shall terminate in the utility closet located between the restroomareas.o The mower storage area shown on the plans is no longer required and shall bedisregarded.o Future utility extensions between the pavilion and pickleball courts remain underreview and will be finalized during project planning.Page 2 of 36. Septic Systemo The septic design has been reviewed and approved by NHDES.7. Miscellaneouso Changing stations shall be provided in at least one restroom.o Hardware finishes, connection hardware colors, and other aesthetic selections shallbe determined during final design and planning.All other terms and conditions of the RFP remain unchanged.Page 3 of 3
