Project Name Housing Maintenance General Construction JOC 2024 Interior Project Number HM-GC JOC 2024 Interior Project Description Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a Job Order Contract from prequalified bidders are invited for the following work:
The University is seeking to hire a contractor to perform general construction work consisting of two (2) or more unrelated trades that will be delivered via Job Order Contracting (JOC) and occurring at UCLA On-Campus Housing and Off-Campus University Apartments facilities. A list of University buildings applicable to this work is contained in the bidding documents.
The scope of work shall include interior restoration, tenant improvement or remodel work only. The interior work includes repair or replacement of demising walls (light gauge and/or wood framing), drywall patch/paint, repair or replacement of flooring repair/replace as a part of the remodeled or restoration area, repair/replace kitchen and bathroom wall tile, cabinets, countertops and backsplash, mirrors, and incidental electrical and plumbing.
WORK EXCLUSIONS:
1. Single trade flooring replacement projects
2. Single trade general painting
3. Standalone electrical, plumbing and mechanical replacements projects not tied to a specific tenant improvement, remodel or restoration project.
4. Housing Maintenance General Construction JOC Exterior work including, but not limited to work related to structurally or materially compromised balconies under SB721, structural repairs connected or are a continuation of exterior-related issues (e.g. cantilevered beams, etc.), interior put back directly related to structural repairs (such incidental work includes framing, drywall, paint, subfloor, flooring, wall base, etc.), repair or replacement of exterior windows, facade trim, exterior sealants, stucco, fog coating and exterior painting.

6. UCLA Housing Summer Refurbishment Projects for 2025, 2026 & 2027
7. Mold remediation
8. Asbestos remediation
9. No handling of contaminated materials
10. All other construction work required by the University
The value of each Job Order performed will be between $5,000 and $500,000.
The Job Order Contract will have a Maximum Contract Value of $1,000,000.00 for the 1-year Base Term, and $1,000,000.00 during each 1-year Option Term, if exercised by University.
