The building was constructed in 1977 and currently houses the Family Court, Criminal Court, and their associated offices; the District Attorney; and offices for the Departments of Probation, Human Resources, Corrections, and the NYPD. The building is a limestone-clad, ten-story structure totaling about 689,940 square feet. The building has multiple setbacks at different floor levels on the north, south, and west elevations.
Project Scope and Justification:
Roof replacement at all setbacks and the main roof is required to stop all roof leaks and prevent further damage to the ceilings below. The leaks are causing damage to the structural concrete and interiors, including the suspended ceiling and its supports, finishes, and, in some areas, ceiling mold is visible. The scope of work consists of fully replacing the existing roofing systems at all roof levels to provide a system with an associated long-term warranty and complying with current energy efficiency standards. A total of 45,300SF roof area, in 26 separate roofs at nine different floor levels will receive a new roofing system of two types: cold-applied liquid roofing and paver-protected cold-applied liquid roofing. The concrete deck cracks, delamination, and any other form of deterioration will be repaired from the exterior and interior sides. A new roof rail guard will be installed, and all existing roof guard rails will be reinforced. All existing roof drains will be retrofitted with new retrofit roof drains. The limited mechanical work scope includes replacing two existing RTUs with two new similar units. Electrical scope includes reconnection of the two new RTU units and replacement of exterior light fixtures at the Cooling Tower Courtyard. Please see RFI Form, Special Inspection memo and project agreement for more information. The Bronx Family-Criminal Courthouse is located at 215 East 161st Street (900 Sheridan Avenue).
