Description:

Phase I: Surface Preparation & Power Washing ? Protection of Property: Before washing, the Contractor shall mask and protect all windows, doors, electrical conduits, HVAC units, light fixtures, signage, landscaping, and adjacent vehicles from water intrusion and chemical overspray. ? Cleaning Method: High-pressure power washing shall be used to remove all dirt, grime, atmospheric staining, mold, mildew, and efflorescence. ? Pressure/Temperature Control: Water pressure must be strictly regulated to prevent damage to historic or aging brick and concrete.  Hot water/steam may be used if required to lift stubborn contaminants. ? Chemical Cleaners: If chemical cleaning agents or efflorescence removers are required, they must be biodegradable, non-acidic (unless approved for specific masonry types), and thoroughly rinsed away to leave no residue.

Phase II: Masonry Inspection & Tuckpointing ? Inspection: The Contractor and a designated Rock Island Fire Department representative shall inspect the masonry to identify areas requiring mortar repair. ? Mortar Removal: Defective, cracked, loose, or weathered mortar joints shall be raked or ground out to a minimum depth of ½ inch, or until sound mortar is reached. Mechanical grinding wheels must not damage the surrounding brick edges. ? Joint Preparation: All debris and dust must be brushed or blown out of the joints before applying new mortar. ? Mortar Application: New mortar must be packed tightly into joints in layers. The mortar type must match the existing mortar in both compressive strength and color. ? Finishing: Joints shall be struck and tooled to match the original profile (e.g., concave, V joint) and brushed clean.

Phase III: Salt-Resistant Sealant Application ? Material Specification: The sealant must be a premium-grade, deep-penetrating, breathable Silane, Siloxane, or Silane/Siloxane blend water repellent. It must be explicitly rated to resist chloride ion intrusion (road salts, deicers) and water penetration while allowing subsurface moisture vapor to escape. ? Application: Apply sealant strictly according to the manufacturer’s technical data sheet (flood-coat method via low-pressure sprayer followed by back-rolling, ensuring uniform coverage). ? Coverage: Ensure no overlapping streaks, runs, or puddles are left on the masonry surface.
