Project DescriptionCleveland State University (CSU) is seeking architectural/engineering services for renovations to the ground floor, parkinglevel of the CSU Theatre Arts Building to establish a new home for The CSU Galleries, bolstering our presence as acornerstone of Cleveland’s theater district and boosting the city’s creative economy. The new Galleries at East 13th Streetwill serve as a dynamic, community-centered space powered by CSU. The design will emphasize flexibility, featuringmovable walls and adaptable layouts to accommodate a wide range of programming including art exhibitions, liveperformances, receptions, and galas. Located adjacent to Playhouse Square, the second largest theater district in thenation, the Galleries will create opportunities for collaboration and cultural exchange. CSU envisions this project as abridge between the University and the surrounding arts community, strengthening connections within Cleveland’s vibrantcreative landscape.B. Scope of ServicesThe scope of this project consists of the interior build-out of new gallery spaces within the existing Theatre Arts Buildingparking garage. Work will include upgrades to the building’s fire alarm and electrical systems, as well as installation ofnew HVAC, sprinkler, and sanitary systems. The project will also involve repairs and improvements to the building façade.In addition to the primary gallery areas, the renovated space will include offices, a conference room, art storage, pedestaland crate storage, restrooms, and a loading dock. We will need the architect to help CSU develop the most efficient, cost-effective, and minimally disruptive programmatic solutions for the project. The design approach should consider existingbuilding operations and the needs of current tenants to ensure a seamless integration of the new gallery spaces within thefacility.For projects advertised with an appropriately developed Program of Requirements (“POR”), upon award of theAgreement, commence with Design. For projects without such a POR, upon award of the Agreement, commence bydeveloping the Program of Requirements.The selected Architecture or Engineering Consultant, as a portion of its required Scope of Services and prior to submittingits proposals, will discuss and clarify with the Owner and/or the Contracting Authority the cost breakdown of the A/EAgreement detailed cost components to address the Owner’s project requirements. A copy of the standard Agreement can be obtained at the OFCC website at https://ofcc.ohio.gov.During the construction period, provide not less than 8 hours (excluding travel time) on-site construction administrationservices each week, including (1) attendance at progress meetings, (2) a written field report of each site visit, (3) on-siterepresentation comprised of the Engineer and its consultant staff involved in the primary design of the project, all havingrelevant and appropriate types of construction administration experience.Please list all major scope services needed to complete the selection process for successful project delivery. The specificscope of services must state particular building types, functional design or specialized professional services required toevaluate the level of experience of each applicant firm (e.g. parking garage, kitchen design, correctional facility, medicalfacility). The scope of services should also define the types of basic and additional professional design and administrationservices necessary for the project (e.g. LEED credentials and experience, previous experience with local jurisdiction orsimilar sites, previous experience working with the State of Ohio, Building Information Modeling (“BIM”) experience andtraining, specific BIM and Owner-defined requirements, level of development to be achieved within BIM models, BIMdeliverables, and Owner’s intended use of BIM models after construction).
