Project DescriptionThe Program of Requirements (“POR”) will be developed as a part of this project by the Architect/Engineer (“A/E”).All aspects of the project and related issues will be implemented and operated consistent with the Contracting Authorityand/or Owner’s policies and procedures.The project will be a multi-phase project involving large scale renovation of the Medical Sciences Building, interiorrenovations of multiple buildings on the Dayton Campus (final scope and location to be determined), construction of acovered pedestrian walkway and procurement of moving services.The primary scope will be interior demolition, interior construction, and limited envelope improvement at the MedicalSciences Building. The first floor shall be renovated for a Nursing Skills Learning Center consisting of skills training labs,practice labs, anatomage lab, storage and shell space. The second floor will be renovated for a Nursing simulation suite,Emergency Room simulation suite, staff office space, moulage and storage, and shell space. The renovations areanticipated to be approximately 28,000 square feet. In addition, an existing freight elevator will be restored to service andvertical travel extended to the second floor of the building. Façade improvements will consist of removal of existing glassblock and installation of new curtain wall and construction of a new entry vestibules.Secondary scope will include minor renovation to other buildings on campus to be identified in order to relocatedepartments currently occupying the Medical Sciences building. A covered walkway will be constructed from the northside of White Hall to connect with the eastern entrance of the NEC building in order to provide a weather protectedpedestrian travel path from White Hall to the balance of the Dayton Campus.B. For projects without such a POR, upon award of the Agreement, commence bydeveloping the Program of Requirements.The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss andclarify with the Owner and/or the Contracting Authority, the cost breakdown of the A/E Agreement detailed costcomponents to address the Owner’s project requirements. Participate in the Encouraging Diversity, Growth & Equity(EDGE) Program as required by statute and the Agreement.As required by the Agreement, and as properly authorized, provide the following categories of services: ProgramVerification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support,Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types.Refer to the Ohio Facilities Construction Manual for additional information about the type and extent of services requiredfor each.
