INTRODUCTIONHOMECOMINGS, INC., invites qualified and experienced real estate brokers tosubmit proposals to provide comprehensive brokerage services for the sale of ten(10) residential units located in the City of Ventura, California. These units arecurrently part of the HUD Public Housing Program and will be sold at market ratefollowing HUD Section 18 disposition approval.II. BACKGROUNDHUD Section 18 of the U.S. Housing Act allows housing authorities to dispose ofpublic housing units under certain conditions, typically when units are obsolete orwhen disposition supports the agency’s long-term goals. VENTURA HOUSING willseek approval to sell these units at fair market value. The selected broker will play acritical role in ensuring compliance with all applicable HUD requirements andCalifornia real estate regulations.III. SCOPE OF SERVICESThe selected broker will:• List and market all properties for sale at fair market value.• Develop and implement a marketing plan targeting qualified buyers.• Handle all aspects of the transaction, including negotiations and closing.• Ensure compliance with HUD Section 18 requirements and California real estatelaws.• Provide regular updates to Ventura Housing throughout the process.IV.
