The CMAR will also be responsiblefor continuous value engineering, constructability review, and cost estimating with each phase during the design, toensure alignment of scope and budget.All of the work areas are surrounded by occupied spaces, some of which include research including both human andanimals, accordingly, minimizing disruption will be a high priority. Because the campus is occupied at all times bystudents and staff, environment safety around the construction activities must remain a top priority throughout allphases of construction.Overview of Scope:1. EAD 4th Floor multiphase Open Labs, Restrooms, Break Room & Collaboration SpacesThe EAD Level Four (4) renovation will consist of approximately 11,300sf. This project will require the selectivedemolition of several laboratories and offices. The new work includes upgrades to Animal Behavioral Studylaboratories and their associated support spaces, Research Laboratories and support spaces, as well asstudent study spaces. The Level Four (4) toilet rooms will receive new finishes, fixtures and accessibilityfeatures. Additionally, toilet rooms on Levels 1, 3, 5, 6, 7 & 8 are included as an alternate scope, totalingapproximately 3,900sf. These spaces will receive the same upgrades as those planned for Level Four (4).Areas of the building outside the scope of this renovation will remain fully operational throughout theconstruction process as graphically depicted in attached documents.CMAR-UNTHSC 2022 CCAP EAD 4th Fl, RES 1st & 3rd Fl RenovationRFP769-26-1014ER001100 - 1ADVERTISEMENT FOR BIDSISSUE DATEJanuary 6, 20262. RES 1st Floor multiphase Core Labs, Classroom & Collaboration SpacesThe RES Level One (1) renovation will consist of approximately 12,500sf, including 4,400sf of floor finishreplacement in the public corridor. This scope involves the interior demolition of existing classrooms andlaboratories, including the removal of terraced flooring from a large classroom originally constructed over theprimary structure using cold-formed metal framing. The renovated area will include an eighty (80) personclassroom, collaboration spaces, laboratory rooms, lab support areas, a cell culture room, two (2) microscopyrooms, and the adjacent public corridor.Construction for RES-1 will be conducted in two (2) phases. Phase one (1) will cover approximately 5,700sf ofclassroom and laboratory space located south of the Utility Corridor. Phase two (2) will involve the renovation ofapproximately 2,400sf of laboratory space north of the Utility Corridor. Areas of the building outside the scope ofthis renovation will remain operational throughout the construction process as graphically depicted in attacheddocuments.RES 3rd Floor Lab RenovationThe RES Level Three (3) renovation consists of approximately 2,200sf of laboratory space. The laboratories willhouse five (5) suites made up of Tissue/Cell Culture, Imaging, Surgery, Behavioral and Bio-Chemistry laboratories.The labs will be contained mainly within existing rooms and will consist mainly of demo work within the bounds ofexisting partitions for the installation of new casework, electrical, lighting, plumbing, finishes, and some minormechanical work.
