Including but not limited to NC Code S-1 for non-separated mix use of warehouse and office space. 1605 Hawkins Avenue is an approximately 37,000 square foot building with mixed warehouse storage and office use built in 1969. Warehouse + Office space is approximately 32,114 SF and includes additional mezzanine space of approximately 5,000+ SF. The current building does not have a fire sprinkler system, and project requires a retrofit install that includes all needed water supply connections and supporting infrastructure for a complete fully functional and code compliant turn-key wet sprinkler system.
