ADVERTISEMENT TO BID

MGL c.149 Over $150K

The CAPE COD COMMUNITY COLLEGE, the Awarding Authority, invites sealed bids

from Contractors for the Roof Replacements & Structural Repairs at Buildings 1, 3, 4, 5

and 11 in West Barnstable, Massachusetts, in accordance with the documents prepared

by BIA.STUDIO.

The Project consists of but not limited to:

Roof replacements at two buildings; structural repairs at five buildings; Mechanical

Improvements; Plumbing Improvements; Hazardous Materials Abatement. The project

expected NTP is March 20th, 2026, with a substantial completion date of July 3rd, 2026,

and final completion date no later than July 17th, 2026.

1. BUILDING 1

a. Re-roofing (refer to Architectural Drawings).

b. Concrete inspection and sounding (refer to Structural Drawings), including:

i. Top surface of the existing roof structure.

ii. Exposed sides of spandrel roof beams and parapets.

c. Removal of potential falling object hazards (concrete and/or masonry).

d. Concrete repairs, including repairs at roof drains.

e. WKKL antenna removal and reinstallation.

f. Removal and reinstallation of piping and conduit for existing RTUs (refer to Mechanical

Drawings).

g. Replacement of roof drains (refer to Plumbing Drawings).

h. Hazardous materials abatement.

i. Add Alternate 4 – Upper sloped roof re-roofing.

2. BUILDING 3

a. Re-roofing (refer to Architectural Drawings).

b. Concrete inspection and sounding (refer to Structural Drawings), including:

i. Top surface of the existing roof structure.

ii. Exposed sides of spandrel roof beams, parapets, and slab edges.

c. Concrete repairs, including repairs at roof drains.

d. Removal of potential falling object hazards (concrete and/or masonry).

e. Installation of fixed ladders and a non-penetrating roof guard system (refer to

Architectural Drawings).

f. Installation of personal fall arrest system (refer to Structural Drawings).

g. Replacement of roof drains and installation of new overflow drains (refer to Plumbing

Drawings).

h. Hazardous materials abatement.

i. Add Alternate 1 – Thru wall cored holes at terrace parapet walls.

j. Add Alternate 2 – Intermediate sloped roof re-roofing.

k. Add Alternate 3 – Upper sloped roof re-roofing.

3. BUILDINGS 4 & 5

a. Concrete repairs (refer to Structural Drawings).

b. Removal of potential falling object hazards (concrete and/or masonry).

c. Hazardous materials abatement.

4. BUILDING 11

a. Removal and replacement of the first-floor elevated concrete slab (refer to Structural

Drawings).

b. Sounding and concrete slab-on-grade repairs.

c. Trenching of slab-on-grade for new floor drains.

d. Installation of new floor drains and new tight tank (refer to Plumbing Drawings).

The work is estimated to cost $3,312,000.00.

All bidding Requests for Information (RFIs) shall be submitted online by 02/20/2026 at

2:00PM EST for filed sub-bids and by 02/27/2026 at 2:00PM EST for general bids.

Bids are subject to M.G.L. c.149 §44A-J & to minimum wage rates as required by

M.G.L. c.149 §§26 to 27H inclusive.

THIS PROJECT IS BEING ELECTRONICALLY BID AND HARD COPY BIDS WILL

NOT BE ACCEPTED. Please review the instructions in the bid documents on how to

register as an electronic bidder. All Bids shall be submitted online at www.biddocs.com

and received no later than the date and time specified.

General bidders must be certified by the Division of Capital Asset Management and

Maintenance (DCAMM) in the following category of work, General Building

Construction, and must submit a current DCAMM Certificate of Eligibility and signed

DCAMM Prime/General Contractor Update Statement.

General Bids will be received until 05 March 2026 at 2:00PM EST and publicly opened

online, forthwith.

Filed Sub-bids for the trades listed below will be received until 26 February 2026 at

2:00PM EST and publicly opened online, forthwith.

Filed sub-bidders must be DCAMM certified for the trades listed below and bidders must

include a current DCAMM Sub-Bidder Certificate of Eligibility and a signed DCAMM

Sub-Bidder’s Update Statement.

General bids and sub-bids shall be accompanied by a bid deposit that is not less than five

(5%) of the greatest possible bid amount (including all alternates), and made payable to

the CAPE COD COMMUNITY COLLEGE. Note: A bid deposit is not required for

Projects advertised under $50,000.

The Contractor and all subcontractors (collectively referred to as “the Contractor”) agree

to strive to achieve minority and women workforce participation. The Workforce

Participation benchmark is set at 6.9% for women and 15.3% for minorities. The

Workforce benchmark percentages are a statutory requirement under MGL c. 149 §

44A(2)(G).
