Project Description

The Kirkwood School District uses this site to post its requests for proposals (RFPs) and its requests for qualifications (RFQs). Both will also be advertised in various newspapers if so required by Board of Education Policy.

Project: KSD 2026 North MS Gym Waterproofing
Details: The Kirkwood School District seeks proposals for the waterproofing of exterior wall of existing gymnasium. Dehumidifying crawl space below gym floor.
Pre-Bid Meeting: 11:00 am (CT) on Thursday, January 29th 2026 located at NKMS; 11287 Manchester Rd, Kirkwood, MO 63122. The pre-bid site tour will be conducted during this meeting.

PART 1 GENERAL

1.01 PROJECT IDENTIFICATION

C. The Owner, hereinafter referred to as Owner: Kirkwood School District.

1.02 NOTICE TO PROSPECTIVE BIDDERS

A. These documents constitute an Invitation to Bid to ​ General Contractors for the construction of

the project described below.

1.03 PROJECT DESCRIPTION

A. Summary Project Description: ​Waterproofing of exterior wall of existing gymnasium.

Dehumidifying crawl space below gym floor.​.

B. Contract Terms: Lump sum (fixed price, stipulated sum).​

1.04 PROJECT CONSULTANTS

A. The Architect, hereinafter referred to as Architect, : Archimages, Inc..

1.05 PROCUREMENT TIMETABLE

A. Bidding documents available January 22, 2026.

B. Pre-Bid Briefing at the project site, January 29, 2026 at 11:00 a.m..

C. Pre-Bid Site Tour will be conducted at the time of the pre-bid meeting.

D. Last Request for Substitution Due: 7 days prior to due date of bids.

E. Last Request for Information Due: 7 days prior to due date of bids.

F. Bid Due Date: February 12, 2026, before 10 AM local time.

G. Bid Opening: Same day, following time of bid closing.

H. Notice to Proceed: Within 7 days after due date.

I. B​ ids​ May Not Be Withdrawn Until: 6​ 0 days​ after due date.

J. Anticipated​ Construction Start: March 2, 2026.

K. Required Final Completion Date for the gymnasium Work: June 12, 2026.

L. Required Final Completion Date for the site Work: August 21, 2026.

M. Final Completion dates are critical due to requirements of Owner's operations and other

separate contract start dates.

N. The Owner reserves the right to change the schedule or terminate the entire procurement

process at any time.

1.06 PROCUREMENT DOCUMENTS

A. Bidding Documents may be obtained as indicated in the Instructions to Bidders.

1.07 BID SECURITY
