Install a new HVAC system in the existing building, including:

12 individual wall units with wireless thermostats (all major rooms)

Retain existing heating system for backup/supplemental use
-
Three outdoor condenser inverters (one per floor), with underground piping/electrical connections into basement
-
Concealed infrastructure routed through building via existing radiator pipe chases
-
Conceal power, condensation, return, and supply lines with crown molding (full perimeter installation where required)
-
Use boxed-out corners for vertical runs (no additional exterior-mounted components)
-

Electrical upgrades throughout the building per technical specification (Part III, Section 04060)

Work separated into two contracts:

Electrical Construction

If awarded separately, contractors must coordinate work

Contractors must coordinate with Engineer, SEDA-COG, and The Gatehouse, and obtain all necessary permits

Equal Employment (EO 11246):

Female participation goal: 6.9%

Minority participation goal: 1% (on-site construction, contracts > $10,000)

MBE/WBE & Section 3 Requirements:

MBE goal: 5%

WBE goal: 3% (contracts ≥ $25,000)

Section 3 goals (if HUD/CDBG funding > $200,000):

25% of labor hours = Section 3 workers

5% of labor hours = Targeted Section 3 workers

The Gatehouse may:

Hold bids for up to 60 days (or longer if allowed by law)
