SECTION 02 – ADVERTISEMENT FOR PROPOSALS

Remodeling of Red Clay Theatre 3116 Main Street Duluth, Georgia

The City of Duluth will receive Proposals from contractors to provide, furnish, install and warranty/maintain all

materials, labor and equipment necessary for interior and exterior remodeling of Red Clay Theatre (Duluth, GA). A

complete Request for Proposal Package, including Project Documents, may be examined at the location listed below:

Selection of the “BEST PROPOSAL” will be determined by cost, experience in similar projects and project

approach. The weight to be placed on each element has been predetermined by the City of Duluth as follows:

(On Proposal Form)

Experience in similar projects within the last (5) years

30%

(3 pages maximum; provide a minimum of two (2) references for similar hospitality

projects i.e. Restaurants, schools, theatres, etc.. (include project budgeted cost,

actual completion cost, project scope and client contact information) that have

been completed within the past five (5) years. If project completion was delayed,

please explain. References for the marquee sign component of the project must be

from a company that has experience in manufacturing wall or marquee signs for a

theatre.

Project Approach

A. Provide a one (1) page summary of all subcontractors that will be

involved in the project and equipment manufacturers that will be used.

B. Provide a one (1) page summary identifying how contractor and

subcontractors will coordinate remodeling activities while allowing

for use of the theatre during the construction period.

Sealed proposals will be received until 2:00 PM EST on 1/15/26 by the City of Duluth (Owner), at 3167 Main Street,

Duluth, GA, 30096. Sealed proposals are to be submitted to Teresa Lynn (City Clerk) and addressed as follows:

The City of Duluth will receive Proposals from contractors to provide, furnish, and warranty all materials, labor and

Sealed Proposals will be received by City Clerk’s Office, City Hall, 3167 Main Street, Duluth, Georgia 30096, no

later than 2:00 PM EST 1/15/26. Any Proposals received after 2:00 PM EST on proposal date 1/15/26 will not be

considered by OWNER. Proposals will be evaluated by OWNER and the project award is anticipated upon

completion of this evaluation. All Proposals become the property of the City of Duluth. Selection of the “BEST

BASE PROPOSAL: Materials, labor, tools, equipment, one-year warranty/maintenance guarantee and all other

miscellaneous and/or necessary items for interior and exterior remodeling of Red Clay Theatre. The Contractor is

responsible for all lifts, equipment, materials, and labor required to complete this Scope of Work.
