Project DescriptionThe East Hospital – Tower – Elevator Renovations is a vertical transportation project in the OSU East Hospital Tower.General Contracting, HVAC, Plumbing, Electrical, and/or Fire Alarm Work will take place in the elevator machine room,shaft, pit and the elevator lobby on each floor; minor patch and paint will be required for each elevator lobby. These aremajor modernizations in a working hospital which is open for public business and will continue to operate through thephases of work. These elevators are the main public access elevators for the OSU East Tower and receive very heavyuse. Elevator Control Logic will be a vital key to the success of this project so that the new system transports the publicbetween floors in the most timely and efficient pattern possible with wait times held to the least amount of time aspossible.The scope of the project is to replace the existing operation equipment and controls of elevators 4, 5, 6, & 7 for codecompliance and OSU building standards. Interior cab finishes are included in the scope. These 4 elevators are used byvisitors and patients. There is not a lot of known information about these elevators, they are traction, have eighteen stopsand are original to the building. During construction, three of the four elevators must always remain open and operational.A complete review / analysis and POR will be required prior to starting schematic design.A walk through of the project site will be scheduled with the shortlisted firms prior to interviews. Attendance at this walkthrough is highly recommended.This project is required to be designed and delivered within a collaborative BIM-enabled environment following The OhioState University BIM Project Delivery Standards. The Primary firm submitting for the project will be required to have theBIM expertise capable of meeting the aforementioned standards. The Primary firm submitting for the project is required to have the expertise capable ofmeeting this prerequisite and is responsible to support their consultants to meet this requirement. Scope of ServicesUpon award of the Agreement, The Architect, Engineer, and Elevator Consultant will commence with a complete FieldCondition Survey of the existing conditions for each elevator pit, shaft and machine room to assess the current conditionsprior to commencing with Design. An emphasis placed on elevator modernization design for a high-rise hospital structurewill be required to complete the project.The project and construction budget as listed in this RFQ is estimated.Upon award of the Agreement, commence by developing the Program of Requirements.The project shall follow the applicable University Sustainability Standards: https://fod.osu.edu/sites/default/files/div_18.pdf.The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss andclarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailedcost components to address the Owner’s project requirements. Participate in the Encouraging Growth, Diversity & Equity(EDGE) Program as required by statute and the Agreement. Required Professional Liability Insurance will be per Exhibit A– A/E Terms and Conditions Article 7.2.6.As required by the Agreement, and as properly authorized, provide the following categories of services: ProgramVerification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support,Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types.Refer to the Ohio Facilities Construction Manual for additional information about the type and extent of services requiredfor each.
