The City is seeking partners to deliver on a vision for River Street and generally the land in the River Street and Mill River districts with a mix of land uses at the scale and density of a growing city. Building on current initiatives to revitalize these districts, our partners will be expected to integrate with other land uses within the area to create jobs, provide mixed-income housing and amenities, support community wellbeing and encourage environmental sustainability.
Recognizing the many challenges with real estate development, particularly in coastal environments, the City has chosen to select one or more partners through the qualifications process. This approach will enable the City to ascertain developer capacity, project understanding and ability to deliver on the multi-faceted nature of the vision.
BackgroundThe River Street and Mill River districts are primarily former industrial areas that contain significant amounts of underutilized land rarely found in New Haven. With a renewed focus that has resulted in significant funding from a combination of City, State and Federal agencies, there is now an opportunity to reimagine these districts as fully-realized mixed-use neighborhoods that include a combination of job-producing light industrial, commercial and marine uses coupled with new housing and recreational uses
