ITB 2026-06 QUESTIONS AND RESPONSES

Q.1 Will the prime contractor be required to perform 50% of the work with own forces or can

they sub out 90% of work? Contract Section 45 Subcontracting?

A.1 Pursuant to Section 45 of the Intent and General Conditions, the Contractor may subcontract

up to fifty percent (50%) of the work under this Contract. No more than fifty percent (50%) of

the work may be subcontracted.

Q.2 Is this a Davis-Bacon project?

A.2 No, this is not a Davis-Bacon project.

Q.3 Will substitutions be allowed for the roof panel, such as Petersen or Sheffield?

A.3 See specification section 012500 for substitution requests.

Q.4 Are the CAD files for this project available? If so, can we receive a copy?

A.4 CAD will be made available after award of the contract.

Q.5 The architectural drawings indicate a 2-inch rib height panel. Based on our experience and

available manufacturer profiles, a 2-inch rib is typically associated with a mechanically seamed panel

system, rather than a snap-lock panel with a clip system. It is unclear whether the design intent is a

mechanically seamed standing seam panel system, or a snap-lock (clip system) panel with a similar

profile. Could you please confirm the intended panel type so we can ensure our proposal aligns with

the project specifications? If a specific manufacturer or profile is required, please advise.

A.5 Note referring to “2 inch” rib height is an error. Contractor to price roof panel listed in

specifications.

Q.6 The Plans Show Wall Hung Lavatories at the Bathrooms. Specs Call for Integral Sinks. If integral

sinks are to be provided, please provide a detail for the Vanity Cabinet/top that will be needed to

properly install these sinks. Please advise.

A.6 The plumbing specifications and schedules include wall-mounted lavatories. See plumbing

specification 224200 section 2.2 and fixture LV-2 on the Plumbing Fixture Schedule on sheet

P4.1.

Q.7 Will the service entrance conduit and conductors be routed to the pedestal provided by the

power company?

A.7 The contractor shall provide two prices for the service entrance feeder between the self-

contained meter and the utility company connection.

Base Bid: Provide service entrance feeder (see Oneline Diagram for size) from the top of the

self-contained meter base to a weatherhead above the roof in rigid galvanized steel conduit.

Leave five (5) feet of conductors from the weatherhead for final connections by the utility

company. Coordinate with the utility company for the overhead secondary feed from a new 3-

phase pole-mounted transformer bank at the right-of-way to the weatherhead. The utility

company will provide poles and overhead lines to be routed from the existing power pole on

the south-west corner of the lot, east along the southern property line to past the new building

and then north to line-up with the weatherhead.

Additive Alternate #1: Provide service entrance feeder (see Oneline Diagram for size) from the

bottom of the self-contained meter base to below grade in rigid galvanized steel conduit. Route

underground feeder outside of the building footprint on the east and south sides of the building

to the existing power pole located on the south-west corner of the lot. Provide one (1) 24”x24”

quazite box in the underground raceway path. Route raceway and conductors up pole to a

height as required by the utility company. Coordinate with the utility company for the new 3-

phase pole-mounted transformer bank, raceway type on power pole and final connections.

Q.8 Are we to include primary service conducts and a concrete transformer pad?

A.8 See A.7.

Q.9 Do we need to include 100 ft. of secondary service conduit and conductors per the riser diagram?

A.9 See A.7.

Q.10 What will be required for the communications entrance conduits from the right of way?

A.10 Contractor to provide and allowance for low voltage scope in the amount of $125,000.00.

Q.11 Can a Combination Service Entrance Rated Disconnect/ Manual transfer switch be utilized with a

remote terminal box for docking at the ground level for this project? This will also eliminate any

equipment susceptible to flooding.

A.11 Keep the Service Entrance Rated disconnect switch and the manual transfer switch as two

separate pieces of equipment for now.

Q.12 No interior elevations shown for the interior wall tile locations. Sheet A6.0 is to have them but

none are shown on the sheet. Will these become available?

A.12 See A.13.

Q.13 Finish note 7 on A6.0 states 72" high wainscot of tile on all walls and refers to wall pattern.

Specifically, which walls? Restroom walls only? Please provide patterns and locations for wall tile.

A.13 Note 7 has been deleted, restrooms are not to receive the tile wainscot.

Q.14 Is their soil testing specifically to the septic system? If not, would you consider extension on

proposal deadline?

A.14 Contractor to provide and allowance for septic system scope in the amount of

$80,000.00.

Q.15 The detail on the concrete pavement section shows 4'' ASPHALT TREATED PERMEABLE

BASE but doesn't specify if the 8'' of PORTLAND CEMENT CONCRETE also needs to be

permeable as well?

A.15 Detail has been revised to provide 8” base course. The Portland cement does not need to

be permeable.

Q.16 Confirm that the Fire Alarm symbols shown in the legend on plans, page FA0.1, are meant to

show addressable smoke detection with a Single 'S' in the hexagon see page FA 1.1, and not a double

S, as shown in the legend

A.16 That is correct, the two symbols shown on the legend with the description ‘System Smoke

Detector’ should only have a single S in the hexagon.

Q.17 Chain Link Fence Specifications (Sheets C4.0 and C7.0)

The 6' High Chain Link Fence detail on C7.0 provides post footing, tension wire, truss bar, and tie wire

information, but the following items are not specified. Please provide direction on each:

a. Fabric wire gauge (e.g., 9-gauge commercial vs. 11-gauge residential)

b. Fabric mesh size (e.g., 2" diamond)

c. Line post size, schedule, and weight

d. Terminal/corner/end post size, schedule, and weight

e. Top rail size and weight

f. Finish and color (galvanized, black vinyl-coated, etc.)

g. Fittings and hardware standard

A.17 Please send email to Procurement@mywakulla.com to obtain the Technical Specification.

Q.18 The C7.0 detail notes line posts at 6'-0" on center (max). Industry standard commercial spacing is

10' on center, and the tighter spacing will significantly affect material and labor costs. Please confirm

that 6' O.C. is required, or advise if 10' O.C. is acceptable.

A.18 10’ O.C is acceptable. The technical specification provided and detail has been updated on

sheet c7.0.

Q.19 Is there a door and window schedule? Are the windows fixed/storefront or do they open?

A.19 Door schedule is in project manual. Windows are fixed storefront.

Q.20 Are there details about the requested doors and windows along with the requested hardware?

A.20 Typical details are on sheet A7.0 and schedule is in the project manual.

Q.21 Are any appliances being requested?

A.21 Appliances are to be provided by the owner.

Q. 22 It appears as though page E3.1 may be missing. Should it be within the electrical plans?

A.22 No, sheet E3.1 is not missing, the sheet number was skipped on purpose. The Drawing

Index on Sheet E0.1 is correct.

Q.23 Are there specs for the overhead doors?

A.23 Please send an email to Procurement@mywakulla.com to obtain the Technical

Specification.

Q.25 How will ext. Densglass sheathing at interior receive a level 4 finish ready for paint? (Truck Bays)

A.25 Contractor to install 5/8” GWB NOT dens glass on the INTERIOR of the Truck Bays. Drawings

will be revised and issued in follow-up addendum.

Q.26 Exterior walls should be ideally sheathed in CDX plywood to accept cement board lapped

sidings/trims, not densglass.

A.26 5/8” Dens Glass is suitable for this application. Contractor to ensure that hardie board

siding is attached to metal framing as well as dens glass.

Q.27 Page C7.0 Previous Pavement Section, will this require an underdrain pipe ran to the ditch?

A.27 No underdrain is required.

Q.28 Page C7.0 Concrete Pavement Section, this detail needs to be changed to 6" of base on sabilized

subgrade & 8" of concrete OR 8" of base on stabilized subgrade and 8" of concrete. No need for

asphalt as a base layer. (No paving contractors are going to want to make multiple trips for something

this small)

A.28 Detail has been revised to provide 8” base course. The Portland cement does not need to

be permeable.

Q.29 Is the wall mount heater for the bays going to be gas or electric? What is the model #?
