The Kirkwood School District uses this site to post its requests for proposals (RFPs) and its requests for qualifications (RFQs). Both will also be advertised in various newspapers if so required by Board of Education Policy.

Details: The Kirkwood School District seeks proposals for the waterproofing of exterior wall of existing gymnasium. Dehumidifying crawl space below gym floor.
Pre-Bid Meeting: 11:00 am (CT) on Thursday, January 29th 2026 located at NKMS; 11287 Manchester Rd, Kirkwood, MO 63122. The pre-bid site tour will be conducted during this meeting.

ADDENDUM #01Project Name: Kirkwood SD NMS Gym WaterproofingProject Number: 25048.2Date: February 6, 2026PLEASE NOTEThe following clarifications, deletions, additions, and supplemental instructions have beenincorporated into the Project Manual, Construction Drawings and represent a portion of saidConstruction Documents.In the event of a conflict between this Addendum, Project Manual and/or Construction Drawings,this Addendum shall supersede all previous instructions, pertaining to said items.CLARIFICATIONS and REQUESTS FOR INFORMATION1. A Project Prebid Conference was held on Thursday, January 29, 2026, per SpecificationsSection 00 21 13.01 Instructions to Bidders. Per discussions at that time, Architect statedConference Agenda and Sign in Sheet would be issued to all Contractors identified onsaid Sign in Sheet.a. Response: Reference attached Prebid Conference Agenda and Sign in Sheet.2. JE Foster said – permit costs will be paid for by the GC but reimbursed at cost (no markup) by KSD. We will not include estimate of cost in bids.a. Response: As discussed during the prebid meeting yes the cost of permit can besubmitted on the first CO and contractor will be reimbursed3. Stair Rail and Guardrail at top of walk should match (one is presently shown asfabricated steel and one is shown as Ameristar Fence) – also please note the height ofthe guard at top of walk.a. Response: Ignore the Ameristar fence. See structural drawings for railing anddetail. Spindles to be no more than 4” on center.4. Please specify the finish at the new earth swale next to the building – IE sod, seed andstraw, mulch or landscape rock – if sod, who will be responsible to water and establishgrowth?a. Response: Sod, school will water.5. Please advise where the Panel islocated and what manufacturer/system is in place so that we can obtain quotes for thenew devices and we know how far to extend wiring.a. Response: Duct detector for the AHU can be tied into the existing fire alarm looplocated within the adjacent gymnasium. Current fire alarm vendor is TechElectronics.7. Please let us know if there is a preferred roofing contractor that holds the warranty onthe existing roof.a. Response: The gym roof is over 25 years old so the warranty is obsolete. Districtdoes not have a preferred vendor but would request to approve selected vendor8. Please confirm the finish for the structural steel W12x45’s and the W8x35’s on theinterior of the project. Are these to be prime painted?a. Response: Leave as is, no prime and paint needed.9. Drawing A310 shows (3) different types of waterproofing on A1, A3, and A6. Are theywanting (3) different types of waterproofing?a. Response: ??? One system: 3 ply Bentonite System10. On drawing A310 detail A6 where is this associated on the west or south elevation?a. Response: South wall (WHICH IS ACTUALLY THE WEST WALL)-that is the enlargeddetail from the south/ (WEST) wall section -titles of wall sections have beencorrected for clarity to match floor plan11. Is there any existing waterproofing on the walls that we are waterproofing?a. Response: We do not know if there is any existing waterproofing on the exterior.It would be favorable to think there is a “tar like” membrane applied from theoriginal construction of the building,12. There is a spec calling for the bentonite composite sheet waterproofing, drain board andprotection board. What kind of protection board do they want?a. Response: Tempered hardboard13. Is there any 3rd party testing of the waterproofing?a. Response: The owner reserves the right to have a third party inspection on thisprocess.14. Where is the masonry infill work, what are the sizes and can you produce a detail so weknow the thickness of the infill?a. Response: The vents along the gym walls to be filled with concrete.
