Project DescriptionBowling Green State University (BGSU) is requesting interested firms to submit qualifications for Architectural/Engineering(A/E) services for the BGSU Kreischer Hall Renovation Phase I.Kreischer Hall, originally built in 1966, is a four-winged large residential building (310,950 SF), with a central full-servicedining facility, the Sundial. Kriescher Hall consists of traditional rooms, community restrooms, and community lounges. Inadditional to the Sundial, Kreischer also hosts a food convenience Market, two residential kitchens, computer labs, coin-free laundry and designated study spaces available for residents.The Kreischer Hall Renovation Phase I targets the two western residential wings and includes the installation of airconditioning to enable year-round occupancy and comfort, for both academic-year residence and summer conferenceguests. Kreischer’s central dining is currently air conditioned via connection to the Campus Central Chiller Plant loop,which was completed summer 2025, in preparation for this project. The existing community-style restrooms will bereplaced with pod-style restrooms, designed to improve user privacy and support more flexible room assignmentstrategies. The scope also includes comprehensive interior and exterior upgrades, encompassing finishes, lighting, andarchitectural elements to enhance residential units, circulation zones, and primary entryways—ultimately improving bothfunctionality and visual appeal.Included in the initial phase of construction will be a full renovation and reimagining of the Sundial, the 28,500 SF diningfacility. The dining portion of the project aims to elevate the student experience, uniting the two sides of the residencehall, and reinvigorate dining on the east side of campus. The project will strategically optimize existing resources whiledelivering both operational improvements and aesthetic upgrades to create a refreshed, welcoming, and efficient diningenvironment. BGSU’s dining partner Chartwell’s Design Team will be involved in the design of the Sundial dining facility.The two eastern wings will remain operational for residence throughout Phase I and are anticipated to be completed aspart of Kreischer Hall Renovation Phase II, following completion of Phase I. Additional scope to complete Phase II, aswell as any associated work, may be included in or added to this contract at BGSU’s discretion.B. Scope of ServicesFor projects advertised with an appropriately developed Program of Requirements (“POR”), upon award of theAgreement, commence with Design. Participate in the Encouraging Diversity, Growth & Equity(EDGE) Program as required by statute and the Agreement.As required by the Agreement, and as properly authorized, provide the following categories of services: ProgramVerification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support,Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types.Refer to the Ohio Facilities Construction Manual for additional information about the type and extent of services requiredfor each. A copy of the standard Agreement can be obtained at the OFCC website at https://ofcc.ohio.gov.During the construction period, provide not less than 8 hours (excluding travel time) on-site construction administrationservices each week, including (1) attendance at progress meetings, (2) a written field report of each site visit, (3) on-siterepresentation comprised of the A/E and its consultant staff involved in the primary design of the project, all havingrelevant and appropriate types of construction administration experience.For purposes of completing the Relevant Project Experience Matrix in Section F of the Statement of Qualifications (FormF110-330), below is a list of relevant scope of work requirements for this RFQ:1.
