Clear Creek County, Colorado (Owner) is requesting Bids for the construction of the following Project:

PW 26-06 Metal Building Rehab for Brook Forest Estates

Rehab of a 40 by 40-foot corrugated metal building located at 45 Apache Road, Evergreen, Colorado 80439. The work consists of roof replacement, side wall replacement, door replacement, new trim, and weatherproofing.

All Work shall be constructed in accordance with the Specifications and Contract Documents provided in the
Bidding Documents. All Bids shall be made on the Bid Form furnished in the Bidding Documents. Complete
submittals must be submitted as a PDF.
The County reserves the right to reject any or all bids, to re-advertise for new bids and to waive informalities
that may be in the best interest of the County.

SPECIFICATIONS
PROJECT
This project includes the rehab of a 40 by 40-foot corrugated metal building located at 45 Apache Road,
Evergreen, Colorado 80439. The work consists of roof replacement, side wall replacement, door
replacement, new trim, and weatherproofing.
PROJECT TIMELINE
Anticipated contract award on or before June 9, 2026
Substantial completion by October 31, 2026
Ready for final payment by November 30, 2026
PERMITS & LICENSING
Contractor shall register as a licensed Contractor (minimum Class D) with the County through the Permit
& Licensing Platform: https://clearcreekcounty.govbuilt.com/. Permit fees will be waived by the County.
CONSTRUCTION SUBMITTALS
Contractor shall submit product data for all new materials to the Engineer for review and approval prior
to starting work.
SCOPE OF WORK
1) West wall replacement
a) Remove and dispose of damaged wall panels along 40-ft westside wall, insulation, and base
channel
b) Install new z-girt along the 40-ft width of wall at approximately 3 ½ feet above finished grade
c) Install new 40-ft base channel
d) Install inside closure strips to seal gaps between metal wall panels and building frame
e) Install new steel wall panels
i) Wall panel color: army green
f) Install new r19 faced fiberglass wall insulation
2) Roof replacement
a) Remove and dispose of 40 by 40-ft metal roof and insulation
b) Remove and protect two (2) existing ceiling-mounted electric unit heaters
c) Install new corrugated metal roof
i) Apply butyl tape within the lap joint of overlapping panels to prevent leaks
d) Seal all gaps including eaves, ridge, and gable ends with closed-cell polyethylene pre-molded foam
closure strips
e) Install new r19 faced fiberglass roof insulation
f) Install two (2) pz metal panels to protect roof insulation from existing electric unit heaters
g) Reinstall two (2) existing ceiling-mounted electric unit heaters
3) Rolling-door frames and trim
a) Repair existing structural steel post frames by “straightening” bends
b) Install new J trim for two (2) existing rolling-door frames, approximately 14-ft by 14-ft

i) Trim color: cream/beige
ii) Weatherproof trim/frame connection with exterior-grade polyurethane or polyether sealant
(e.g., Titebond Weathermaster or similar) that will expand and contract with temperature
changes without cracking
iii) J trim shall be cut and installed to prevent water from collecting at the corners (e.g., 45-degree
angles rather than square-cutting) with top trim ends bent down to cover the side pieces,
ensuring water flows over the side joints rather than into them
iv) Apply sealant to all mitered or overlapping corners where the J trim pieces meet
4) Building corner trim
a) Install new gable trim with closure strips on southeast outside building corner
b) Remove and protect three (3) existing building corner trim
c) Install closure strips along three (3) building corners and reinstall existing corner trim
5) East wall insulation and gap sealing
a) Close any gaps in concrete footer with spray foam insulation
b) Reattach fiberglass insulation where it has fallen away from wall
6) Personnel door replacement
a) Remove and dispose of existing wood door and frame
b) Modify rough opening as needed to accommodate the new door frame
i) ensure the opening is plumb and level
ii) door shall comply with fire-rated clearances between the frame and opening
c) Install new 36-in by 80-in, 90-minute fire-rated, commercial, pre-hung/knockdown, hollow steel
door
i) Door material cash allowance: $800
d) Install aluminum threshold with vinyl strip
e) Install weather stripping
f) Air-seal gaps between frame and rough opening with low-expansion foam and/or 100% silicone
sealant
g) Finish sealing door with 100% silicone sealant for a smooth finish
