Introduction & Property Overview
Grand County (Seller) is seeking qualifications from licensed real estate brokers or
firms (Realtor) to provide professional commercial brokerage services for the sale
of the soon-to-be former EMS Station 1 property. This property represents a
unique acquisition for redevelopment or owner-user opportunity located in the heart
of Granby’s downtown corridor.
Property Address: 81 W. Agate Avenue, Granby, CO 80446
Lot Size: 0.9 Acres
Building Type: Emergency medical services facility with high-bay garage
doors and office/living quarters.
Zoning: Town of Granby Central Business District (CBD)
Scope of Services
The selected Realtor will be expected to:
Market Analysis: Provide a Comprehensive Market Analysis (CMA) and
suggest a competitive listing price.
Marketing Strategy: Develop a robust marketing plan targeting commercial
developers and investors.
Property Showings: Coordinate and conduct all site tours.
Negotiation: Manage all offers, counter-offers, and contract negotiations to
ensure the best value for the Seller.
Closing Oversight: Coordinate with title companies, inspectors, and legal
counsel to ensure a smooth transition.
Submission Requirements
Interested parties must be familiar with and adhere to all relevant laws, rules and
regulations governing the sale of the property subject to this RFQ. Statements of
Qualifications shall contain the following information:
A. Experience & Qualifications
A brief history of the firm and the primary broker assigned to this account.
The assigned broker’s knowledge of and experience with commercial real
estate transactions.
Evidence of active Colorado Real Estate licensure in good standing.
A list of similar commercial or municipal properties sold in Grand County within
the last 3 years.

B. Marketing Approach
A summary of how you intend to market a specialized building (e.g.,
specialized listing sites, local networking, social media).
Proposed timeline.
C. Compensation Structure
Proposed commission percentage.
Any additional administrative or marketing fees, if applicable.
D. Additional Services
● Optional and/or additional value-added services related to this RFQ.
● Identify any costs associated with optional and/or additional services.
E. Confidentiality and Proprietary Information
● Confidential and proprietary information contained within the submittal must
be clearly identified and marked.
● No information contained within any subsequent contract for services will be
considered confidential.
F. Submittal Format
● Must be received by May 15, 2026 at 3:00 P.M. Late submittals may not be
accepted.
● Electronic submission in a .pdf format to emoyer@co.grand.co.us
● 4 printed hard copies
Confidentiality
The Realtor may come into contact with confidential information contained within
the records of the Seller. Realtor agrees to:
● Maintain the strictest confidentiality of Seller’s information.
● Use confidential information solely for the purpose of executing the scope of
work and potential transaction described in this RFQ.
