The Properties include:• 7 Pine Street Extension (Assessor Map 77, Lot 3); approximately 1.8 acres.• 82 Pine Street Extension (Assessor Map 77, Lot 8); approximately 1.25 acres (together, the“Properties”).Situated in one of Nashua’s most historic and geographically significant areas, the Properties offerapproximately three acres of developable land within walking distance of Main Street businesses,Mine Falls Park, and the Nashua River, with direct regional access via Route 3 and VeteransMemorial Parkway. This opportunity comes at a watershed moment, as the Millyard District isexperiencing a surge of public and private investment, from the planned housing developmentsof the former Nimco and Bagshaw sites, to the Riverwalk Development Project and other slatedcapital infrastructure improvements. Together, these factors position the Properties as majorcontributors to downtown’s ongoing transformation.The Board of Alderman authorized BIDA on behalf of the City to pursue the transfer andredevelopment of the Properties through Resolution R-23-168. The City plans to dispose of theProperties to a Proposer, with the appetite to consider a variety of development types and usesthat align with City objectives. This RFP seeks information concerning Proposers’ qualifications,experience, and capacity to deliver high-quality redevelopment, as well as preliminary conceptsof site design.The following RFP provides submission instructions, background information, developmentobjectives, Property details, Proposal requirements, and the criteria that will guide the City’sevaluation and selection process. Ultimately, the City of Nashua seeks a Proposer who will be akey development partner in shaping the future of the Millyard District, and one who embraces thearea’s potential for new housing, economic development, riverfront recreation, and publicamenities.
