Project DescriptionWe are soliciting a design and management firm to 1) create plans and specifications to bid for construction on a commercialbuilding renovation, and 2) construction administration for the duration of construction.The 13,333 SF Ohio Army National Guard Readiness Center sits on 2.639 acres just outside of downtown Tiffin, OH. It isflanked by a housing development on the south, Kernan Park and a ball field on the North and East sides with the SanduskyRiver on the west side. The 1954 facility will be the workplace of the148th infantry division with 3 full time staff M-F and up to200 weekend warriors. This project will improve overall functionality and life span of the facility, lending to the success ofsoldier readiness.AE project scope includes:1. Thorough investigation and testing including but not limited to structural and foundation assessment, utilityinvestigations and testing, scoping, jetting, etc. (using allowance fees)2. Design services for the following areas: (based on investigative findings)a. Hazardous material abatementb. structural repairsc. all necessary utility upgrades and replacements (electric, gas, water, sanitary, storm)d. MEP repairs and replacements as needed (local controls only); Fire alarms; IT; and electronic securitysystems (ESS)(The owner will hire a 3rd party commissioning agent for MEP reviews and commissioning)e. Scope of ServicesFor projects advertised with an appropriately developed Program of Requirements (“POR”), upon award of theAgreement, commence with Design.
