General Requirements & Compliance• Regulatory Adherence: All work must comply with CCR Title 24 and Title 8 (Cal/OSHA).• DSA Notification & Approval: .• Storm Water Pollution Prevention Plan (SWPPP): Implementation of Best ManagementPractices (BMPs) to prevent runoff into storm drains.• Daily Clean-up: Strict silica dust control and daily debris removal to maintain a safecampus environment.2. Site Preparation & Hazardous MaterialsAbatement: Removal and legal disposal of Asbestos-Containing Materials (ACM), Lead-BasedPaint (LBP), and PCBs (often found in older caulking and ballasts).• Utility Decommissioning: * Disconnecting and capping of gas, water, and sewer lines(typically 5 feet from the property line).o Safe removal of refrigerants (EPA compliance) and Propylene Glycol from olderHVAC systems.• Salvage Operations: Identification and removal of "District Retained" items (e.g., smartboards, specific casework, or historical artifacts) before mass demolition begins.3. Selective Internal Demolition• Structural Gutting: Removal of all interior non-load-bearing partitions, ceilings, and floorfinishes down to the concrete slab or wood framing.• MEP Systems: Complete "strip-out" of outdated Mechanical, Electrical, and Plumbingsystems, including legacy boilers and ductwork.• Accessibility Prep: Precise concrete saw-cutting for new plumbing trenches and ADA-compliant restroom reconfigurations.4. Exterior & Site Demolition• Hardscape Removal: Demolition of cracked asphalt community active spaces, concretewalkways, and non-compliant ADA ramps.• Structure Razing: If replacing 75+ year-old buildings, complete demolition down to thefootings is required to qualify for OPSC replacement grants.• Vegetation: Removal of designated trees and shrubs, including stump grinding, whileprotecting "trees to remain" per the arborist report.5.
