Scope of Services	Scope of Services: SCPS is seeking a Construction Manager at Risk to renovate the campus within the established construction budget (for the GMP) of $35,000,000. Included with the construction services will be the preconstruction effort to work with the Owner and Architect with prioritizing the scope of work based on cost and phasing strategy. Scope of Work: The School Board of Seminole County is seeking a Construction Manager at Risk for the replacement of the existing Bear Lake Elementary School. The school is located at 3399 Gleaves Court, Apopka, Florida. The scope of work will include the placement of temporary classroom portables, construction of an approximately 95,000 SF 2-Story building to house the administration, dining services, media center, classrooms, and other support spaces, demolition of buildings 1 – 6 and 8 - 12, and renovating building 13. The project will also include a new central energy plant and improved site amenities and circulation. The site sits on approximately 20 acres of mostly flat land bordered by a residential neighborhood within the city limits of Apopka. The Architect (Stratus Team, LLC) will be using a prototype design for the replacement project.
