Cold Applied 2-Ply Thermoplastic Hybrid Roof System (KEE-Stone HP).B. Accessories.C. Edge Treatment and Roof Penetration Flashings.1.2 SCOPE OF WORKA. Provide all labor, equipment, and miscellaneous materials to install District purchased andfurnished roofing materials over the properly prepared substrate.B. DISTRICT SUPPLIED MATERIALNote that this project includes the installation of owner-supplied material; the District hasacquired roofing material through the CMAS (California Multiple Award Schedules) program.C. All products listed in 2.1, D will be furnished by the District. All products not listed in 2.1, Dare to be furnished by the Contractor. All products listed in 2.1, D will be manufactured byThe Garland Company and purchased by Glendale Unified School District. Any material oraccessories required for the installation of the roof system in excess of the district providedmaterial must be supplied by the Contractor. It is up to the Contractor to determine theprecise amount of material required for the completion of this project; and to provide excessmaterial, as required.D. Contractor to comply with Roof Site Maps to determine scopes of work for each building.Contractor responsible to determine deck type. Color-coded site map for reference only.E. Contractor to provide fenced staging area with sand bags and no fabric screens.F. Contractor to maintain clean jobsite with daily cleaning of nails and screws.G. Contractor to inspect all conduit and condensate lines at start of job. Contractor toimmediately report any damaged, disconnected, or missing lines to The District. Contractorto verify all condensate lines are in working order and must repair any broken ordisconnected lines prior to finishing job.H. Contractor to maintain dedicated seam checker to inspect all newly welded seams. Seamchecker to maintain daily log of activity.I. Contractor to install surface protection to prevent overspray of all sealants and adhesives.J. Contractor is responsible for protecting and cleaning all interior space throughout duration ofproject.K. All vent covers to be removed and replaced with new.07550 -1L. All drain bowls are to be replaced with new cast iron drain bowls and cast iron drain covers.Drains must be lead flashed. Drains must be tested after installation to ensure no leaks.M. Contractor to raise all mechanical units and increase curb height to 8” minimum aboveinstalled roof system on all units marked on job walk, as deemed necessary by Garland.Pricing to be included in base bid.N. Roof Replacement Scope of Work1. Prior to any work, the contractor is to test the drains. Contractor to ensure the drains,downspouts, and leader heads are not clogged and are not leaking. Downspouts andleader heads are to be un-clogged by contractor prior to installing roofing. Leaks due tointernal plumbing issues are to be documented with photos and the District and GarlandRepresentative are to be notified immediately, in writing.2. Remove the existing roof system to the structural deck. District to mark any non-functioning equipment. All marked equipment to be removed during demolition.3. All portables with existing metal roofing are not to be removed. Leave metal roofing inplace and fill with rigid insulation between standing seams. Proceed with mechanically-fastened Dens-Deck Prime and roof system installation.4. Repair any damaged decking as required. Contractor to include 7% deck replacement inthe base bid. If the amount of deck replacement exceeds 7%, the contractor is to receivea change order equal to the unit price for deck replacement per sq ft multiplied by the sqft in excess of the amount included in the base bid amount. If the amount of deckreplacement is less than 7%, the contractor is to provide a credit.5. Mechanically fasten, or adhere with Insul-Lock HR, ½” DensDeck Prime coverboard perapproved wind-uplift pattern. Attachment method to be approved by Garland.O. Roof Installation Scope of Work1. Install one ply Flexbase E 80 set in GreenLock membrane adhesive applied at aminimum 2.5 gal/100sfa. If the slope exceeds 3:12, contractor to install Greenlock Flashing Adhesive ata rate of 3 gal per sq.2. Install one ply KEE-Stone HP set in KEE-Lock Spatter Spray foam adhesive applied perproduct wind uplift criteria and datasheets.3. Flashings:a. Base Flashing Ply: Flexbase E 80.b. Base Flashing Adhesive: Greenlock Plus Flashing Adhesive applied at 3 galper sq.c. Cap Sheet Flashing Ply: KEE Stone HP NF Flashingd. Cap Sheet Flashing Ply Adhesive: KEE Lock Flashing Adhesive applied at arate of 3 gal per sq.e. Flashing Plies: All flashing plies to be terminated with termination bar set inbutyl tape. Fasten termination bar every 2” o.c. Caulk above the terminationbar and flashing plies.f. Edge Metal: Replace all. Comply with manufacturer detail. All edge metalshall be replaced with KEE Clad Metal fabricated from Garland KEE Clad MetalFlat Stock. No gravel stop or high-rise at edge, unless approved by Garland. Allnew drip edge to overlap existing stucco/fascia minimum 2”.g. Counterflashing: All flashing plies to be terminated as high as possible underthe existing counterflashing metal with termination bar set in butyl tape. Caulkabove the termination bar and flashing plies. Fasten termination bar every 2”07550 -2o.c. Install 22 gauge, galvanized skirt metal flashing to existing counterflashingmetal.h. Parapet Walls: Install wood nailer as needed to create 8” minimum height.Wrap the flashing plies up and over the wood nailer, extending down theexterior wall 2”. Cap sheet flashing ply to be on walls in excess of 2.5 feet,Flexbase E 80 set in Greenlock Flashing adhesive only to extend up the wall2.5 feet and terminate with a termination bar. KEE Stone HP NF Flashing plyto extend up the entire wall set in KEE Lock Flashing Adhesive.i. Lead Flashings: Install new Garland KEE Boots. Clamp and caulk and installan umbrella cover, clamped and caulked. No pitch pockets permitted. All “L”metal to receive a wood block prior to the pipe boot install. Wood block to besealed, with pipe boot, clamped, caulked, and umbrella clamped and caulked.j. Expansion Joint: Install all new expansion joints.k. Drains: replace all drain bodies and install all new cast iron drain covers.l. Scuppers: Install new metal lining per manufacturer details. Seal exteriorleader head.4. Duct Work & Metal Pans: All seams / fasteners / joints and base plates to be sealed withGarland Polyester and Cool-Sil coating at 2 gallons per 100SF. Coat all equipment, duct,and metal pans with Cool-Sil at 2 gallons per 100SF.5. Sheet Metal: All sheet metal to be ANSI SPRI ES-1 compliant. All metal to bemanufactured by The Garland Company.a. Coping: Replace all existing coping caps, as well as install coping cap metal at allparapet walls. Install wood nailer as required. Install 22 gauge, kynar coping –fabricated from RMER SS Flat Stock. Coping to be fastened with metal cleats perapproved wind-uplift calculations. No exposed fasteners. District to determine color.All coping to receive self-adhered underlayment.b. Gutters: Replace all existing gutters, unless otherwise noted. Install 22 gauge, kynargutters – fabricated from RMER SS Flat Stock. All gutters to match existing shape orto be 5”x5”x5” box gutters (district option).c. All downspouts and leader heads are to receive metal mesh covers to prevent alldebris from entering. All leader heads and scuppers to be sealed on exterior.d. Perimeter Edge: Remove and replace all edge metal. All edge metal shall bereplaced with KEE Clad Metal fabricated from Garland KEE Clad Metal Flat Stock.No gravel stop or rise permitted at low edge of roofs.e. Wood fascia replacement to be priced per linear foot, unless otherwise noted. All newfascia to be primed and painted to match existing color.f. Interior Walls: Install new 22 gauge, reglet skirt metal flashing. Flashing plies to beset as high as possible. Terminate materials with termination bar set in butyl tapefastened every 6” o.c.. Seal above the term bar and flashing plies with Tuff-Stuff MSSealant. Fasten skirt metal to existing counterflashing metal. Fabricate from RMERSS Flat Stock. Seal all voids and penetrations with Tuff-Stuff MS Sealant.6. Place all conduit on new rubber blocks, Garland WPG C-Port, no wood supports unlessapproved by Garland. Condensate lines may be placed on pressure-treated wood blockswith slip sheet if rubber blocks alter performance.7. Remove and replace all vent covers. All vent covers to be white.8. All fasteners to be fastened to the vertical side of the edge metal. No penetrations onhorizontal side of edge metal or coping.07550 -39. All drains to be sumped where possible. Copper drains are not permitted. Lead flash alldrains as per manufacturer detail.10. Install Garland KEE Walkways around mechanical units, matching previous layout..Walkways are not to be installed over field seams or in waterways.11. Install new splash pans for all internal downspouts.12. Replace metal pans that are rusted. Replace all damaged pans with new seamlesssheet metal.13. Interior walls and parapets- Seal all voids, cracks and penetrations with Tuff-Stuff MSSealant.14. White roofs only- all products used are to be white in color unless otherwise specified.Any significant markings left on roof to be removed and/or coated white.15. The contractor is responsible for ensuring positive drainage and no ponding conditions.P. Site Specific Instructions (Included in Base Bid unless otherwise stated):1.
