The Scope of Work is defined by the Contract Documents and includes, but is not limited to, thefollowing:The work is broken down and detailed in the Stabilization Assessment (Exhibit A) and includes1) Site Work - removing trees and brushRFB – LCRA General Contracting Services – The Monarch on MLKPage 32) Moisture Protection/Weatherization - roof repair/replacement, window board-up, andremoval of loose material inside of the structure that is retaining moisture.3) Building Security – Repair of window security grilles.4) Interior Building Cleaning – Removal of all loose debris inside of the main building on allfloors and material falling from walls and ceilings.Contractors will be required to field verify quantities of each Scope of Work item and providethose quantities and unit rates on the Bid Form (Exhibit C). Any quantities listed in theStabilization Assessment (Exhibit A) or Bid Form (Exhibit C) are for informational purposesonly. Contractors will be held to the quantities and unit rates they provide on their Bid for thecontract.The selected Contractor shall furnish all supervision, labor, materials, equipment, transportation,permits, and disposal services required to execute the full scope of work, and is responsible forcomplying with the specifications and performance criteria in the Bid Documents.B. Type of Contract:The project will be constructed under a single prime contract. Utilization of subcontractors isallowed and encouraged.SALES TAX EXEMPTBidders are advised that, subject to the provisions of Section 144.062 RSMo, purchases of tangiblepersonal property and materials to be incorporated into or consumed in the construction of thisproject are not subject to Missouri sales tax and may be made on a sales tax-exempt basis pursuantto an Exemption Certificate issued by the Authority. LCRA will provide a tax-exempt certificate.Said purchases may not be made until a Notice To Proceed is forthcoming from LCRA or theirauthorized representative and a Tax-Exempt Certificate has been issued. LCRA will not be liable fortaxes on purchases made by a Contractor or Subcontractor who has not been issued a Tax-ExemptCertificate.TAX & LICENSE CLEARANCEA. City Business License: LCRA will only contract with a Respondent that maintains a valid City ofSt. Louis business license, if such a license is required to do business in the City.B. Payment of City Taxes Required: LCRA will only contract with a Respondent that is current onall payments due to the City of St. Louis Collector of Revenue. Respondents are expected to becurrent on all payments and submission of all required reports. All personal property taxes must bepaid.C.
