1. Introduction
The MSUA is seeking proposals from qualified developers, builders, or individuals to
purchase and develop MSUA owned land located at 227 & 229 B Street SE., Miami, OK 74354.
The goal is to attract tenants that will complement the surrounding area, serve the needs of
residents and visitors, and contribute to the economic vitality of the community.
2. Property Overview
- Location: 227 & 229 B Street SE., Miami, OK 74354
- Lots 13-14-15-16 of Block 120, Original Plat I
- Each Lot Size 25x 120
Total Property For Sale 100x 120
- Parking: No established parking lot.
- Zoning: C5 General Commercial District
- Utilities: Electric, Water, Natural Gas, Sewer and Waste Management
3. Development Objectives
The MSUA is seeking applicants that will:
- Meet local zoning and building regulations.
- Provide goods or services consistent with community needs.
- Operate in a professional, safe, and lawful manner.
- Maintain an attractive and well-kept storefront.
- Contribute positively to the economic development and image of the City of Miami.
The MSUA is open to a variety of retail uses, including but not limited to a: café, specialty
retail, healthcare facility, service shop, or restaurant.
4. Proposal Requirements
Proposals should include the following information:
1. Cover Letter
- Brief introduction of the applicant/organization.
- Contact information (name, title, address, phone, email).
2. Business Concept & Use
- Description of proposed use (type of retail/service).
- Target market and expected customer base.
- Hours and days of operation.
3. Business Plan & Experience
- Summary of business history or relevant experience.
- Financial capacity to purchase and operate the space.
- Marketing and operations plan.
4. Space Requirements
- Proposed improvements.
- Timeline for occupancy.
5. Financial Proposal
- Proposed purchase price.
- Any requested incentives or concessions.
5. Evaluation Criteria
Proposals will be evaluated based on the following criteria:
- Alignment with community needs and vision.
- Experience and qualifications of the proposer.
- Strength and feasibility of the business plan.
- Financial capacity and creditworthiness.
- Reasonableness of proposed purchase terms.
- Overall benefit to the City and surrounding area.
