Category: Demolitions Status: Open Description: The City of Independence, Kansas, is accepting bids for the demolition of structure(s) located at:
1018 E. Birch Street, 821 E. Maple Street, 908 E. Maple Street, 700 N. 12th Street, 417 N. 2nd Street, 509 N. 13th Street, 208 S. Earl Street, 108 S. Wald Ave, 214 S. 12th Street, 1020 W. Chestnut Street, 707 W. Cottonwood Street, 828 W. Cottonwood Street, 212 W. Laurel Street, 1100 W. Laurel Street, 720 W. Maple Street, 805 W. Sycamore Street, 917 W. Sycamore Street, 800 W. Chestnut (medical office building), 705 Washington Street, 733 Washington Street, 300 Westminster Place, 1014 W. Beech Street, 1123 W. Main Street and 1208 W. Myrtle Street.
Sealed bids will be received by the City of Independence, Kansas, at the office of the City Clerk, 120 N. 6th Street, Independence, Kansas, until 2:00 p.m. on Thursday, May 21, 2026, at which time bids will be publicly opened and read aloud.
Bids are to be enclosed in a sealed envelope and marked plainly on the outside "Building Demolition Bid". If mailed, the sealed envelope will be enclosed in another sealed envelope also marked plainly on the outside as previously designated.
Bids are to be submitted with a price for the demolition of each structure and for all locations combined. Include the removal of transit siding and bagging in the bid. The City reserves the right to accept the bid based on the lowest total bid per structure or for all structures combined.
The City of Independence, Kansas reserves the right to accept or reject any or all bids, to waive any informalities, irregularities, or technical defects in any bid, and to award the contract in the best interest of the City.
The City further reserves the right to reject any bid from a bidder who is determined, in the sole judgment of the City, to be unqualified, non-responsible, or otherwise unable to perform the work in accordance with the Contract Documents.
The City reserves the right to award the contract by individual property, by group of properties, or as a total project, whichever method is deemed most advantageous to the City.
The City may conduct such investigations as it deems necessary to determine the ability of the bidder to perform the work and may require the bidder to furnish additional information as requested.
The City reserves the right to reject any bid that is incomplete, conditional, or fails to comply with the requirements of the bid documents.
The City also reserves the right to delay the award of the contract for a reasonable period of time as may be necessary to evaluate bids and determine the lowest and best responsible bidder.

Demolition shall include the removal of all foundations,slabs, and footings. Existing public (pedestrian) sidewalks shall remain in place unlessotherwise directed by the City.• The Contractor shall clear each site of all vegetation, including shrubs, trees, and fencing,resulting in a clean and unobstructed lot.• The Contractor shall be solely responsible for complying with all applicable federal, state, andlocal regulations regarding asbestos identification, handling, removal, and disposal.• The Contractor shall transport and dispose of all demolition debris at a KDHE-approvedlandfill facility and shall comply with all Federal and State asbestos regulations. The City’sdemolition site shall not be used for disposal.• The Contractor shall properly cap or plug all sewer lines using a watertight method. All workshall be subject to inspection and approval by the City.• The Contractor shall, upon completion of demolition activities, backfill each site as necessary,grade it to match the surrounding contours, and seed it with grass to establish a stabilizedsurface.• The Contractor shall be responsible for site safety and traffic control during all demolitionactivities.PROJECT LOCATIONS1. 1018 E. Myrtle StrettTIME OF COMPLETIONWork shall commence within fifteen (15) days of Notice to Proceed and be completed within sixty (60)days.INSURANCE REQUIREMENTSContractor shall provide proof of General Liability Insurance and Workers’ Compensation Insurance.A minimum of $1,000,000 in liability coverage is required. The City shall be named as an additionalinsured.ENVIRONMENTAL COMPLIANCEThe Contractor shall be solely responsible for identifying, testing, handling, abatement (if required),removal, transportation, and disposal of all asbestos-containing materials and any other hazardous orregulated materials associated with the demolition of the structures, in full compliance with allapplicable federal, state, and local laws and regulations, including but not limited to KDHE and EPArequirements.The Contractor shall obtain all required inspections, permits, and notifications prior to commencementof demolition activities, including any required asbestos inspections and filings with KDHE.Documentation of such compliance, including inspection reports, notifications, and approvals, shall beprovided to the City prior to demolition.The Contractor agrees to indemnify, defend, and hold harmless the City, its officials, employees, andagents from and against any and all claims, damages, losses, fines, penalties, or regulatory actionsarising out of or related to the Contractor’s failure to comply with applicable environmental laws andregulations, including those related to asbestos or hazardous materials.DISPOSAL REQUIREMENTSAll demolition materials shall be disposed of at KDHE-approved facilities.
