The existing maintenance building is a wood framed, unprotected building of Type VB construction perConnecticut State Building Code with the addition maintaining the same construction. There are currently no firerated components or any fire alarm/suppression systems within the existing building.The existing maintenance garage measures 60’ by 24’-4” (1,462 square feet); containing a single egress door andthree (3) overhead doors. The proposed garage addition measures 60’ by 24’ (1,440 square feet); containing asingle egress door and two (2) overhead doors. Theproposed garage will store golf carts, fertilizer, and other maintenance related equipment/materials for themanagement of the golf course. No refueling or repair operations are expected to occur within the garage, onlystorage will occur. Buildings in which combustible materials are stored and that burn easily shall be classified asa Group S-1 occupancy (CSBC §311.2).Every new and existing building should comply with the CSFPC, CSFSC, and CSBC (CSFPC §10.1.2). All existingbuildings should comply with Part IV of the CSFSC (CSFPC §A.10.1.2).2.2 EXISTING BUILDING COMPLIANCEThis section summarizes the requirements applicable to the project’s addition with regard to the CSEBC. An“addition”, according to the CSEBC Definitions chapter, is an extension in the floor area, number of stories orheight of a building or structure. “Alteration” refers to any construction or renovation to an existing structure otherthan repair or addition.The provisions of the CSEBC apply to repair, alteration, change of occupancy, addition, and relocation of existingbuildings, regardless of occupancy (CSEBC §101.2). Such repair, alteration, change of occupancy, addition, andrelocation of an existing building should comply with one (1) of the following methods not in combination with eachother selected by the applicant (CSEBC §301.1): Prescriptive Compliance Method, Work Area ComplianceMethod, Performance Compliance Method, and Compliance Alternative Method. The Work Area ComplianceMethod has been selected for the proposed renovations. All repairs, alterations, and additions shouldcomply with the applicable requirements of Chapter 3 and Chapters 7 through 11 of the CSEBC.2.2.1 Classification of Project WorkBased on our understanding of the goals of the project, the project may involve the following classifications ofwork, by type, according to the Work Area Compliance Method of CSEBC Chapter 5.
